Mortgage rates hit the brakes
Plus: The 2027 mortgage forecast just got a lot darker

1. Mortgage rates hit the brakes
The average 30-year fixed mortgage rate was 7.4 percent this week, exactly where it stood last week. The average 30-year mortgage had previously risen for seven consecutive weeks, Freddie Mac reported.
Mortgage rates have risen throughout the last seven months, amid higher oil prices sparked by the Iran war and a sell-off in the bond market. The average 30-year mortgage rate was 5.98 percent the week before the U.S. and Israel launched the conflict.
The 10-year U.S. Treasury bond yield, which the 30-year mortgage rate closely tracks, has dipped down by roughly 16 basis points since Tuesday’s opening bell. The 10-year bond yield was trading at a 24-year high last week.
2. Better.com adds former X CEO Linda Yaccarino to board after proxy fight
Linda Yaccarino, the former chief executive of Elon Musk’s X, is joining the board of Better.com as the digital mortgage lender looks for stability following a messy and expensive proxy fight.
Yaccarino is one of the first new board members to be appointed by founder Vishal Garg after he was ousted as chief executive and then regained control this month.
“Linda has deep experience building partnerships and leading a turnaround at X,” Garg said. “That perspective is exactly what we need as we build Better 2.0.”
Garg is looking to entirely remake the board and start growing Better.com’s core digital lending product to make up for a distracting proxy fight that cost the company $8 million in its third quarter alone, according to public filings. Better’s stock has lost roughly 75% of its value this year, as the infighting and doubts about Garg’s decision-making have weighed on investors.

4. Fannie Mae is expanding occupancy checks
Starting November 13, Fannie Mae’s Desktop Underwriter will flag loans where occupancy type appears inconsistent, using a broader set of data including the borrower’s housing history, financial profile, and property characteristics.
If primary occupancy can’t be confirmed after review, lenders must reclassify the loan as investment property and resubmit. The flag is not a fraud finding — it’s a prompt to document and confirm before closing.
The practical takeaway for originators: clear occupancy documentation and digital income/asset validation early in the file reduces problems downstream — fewer late-stage requests, lower repurchase risk, and faster closings.
5. The 2027 mortgage forecast just got a lot darker
Fannie Mae now projects 2027 single-family originations at $1.86 trillion, down from $2.28 trillion forecast in September — an 18% cut driven by a dramatic revision to its rate outlook.
The GSE now expects the 30-year fixed to average 7.5% through end of 2027, up from a prior forecast of 6.7%, with the 10-year Treasury ending 2026 around 5.3% and holding there through next year.
The refi forecast took the hardest hit — down more than 46% to just $430 billion in 2027. Purchase volume was revised down 2.8% to $1.43 trillion. The MBA, speaking at its annual conference this week, said it expects rates to hover between 7% and 7.5% through end of 2027.
